Three Tile Systems.
One Licensed Installer.

We install all three major tile systems used on Florida homes. Your inspector will walk you through which is right for your roof structure, HOA, and budget.

Concrete Tile

Most Popular in Florida

The most widely used tile roofing material in Florida. Concrete tile offers excellent durability, fire resistance, and a broad range of profiles — from flat to low-barrel to high-barrel — at a lower cost than clay. It’s the default choice for most Florida HOA communities.

Lifespan25–50 years
Typical cost$12,000–$18,000
Wind ratingUp to 150mph
Weight~900 lbs / sq

Clay Tile

Premium & Longest Lasting

The original Florida roofing material — found on historic Mediterranean and Spanish-style homes across the state. Clay tile outlasts concrete, retains its color permanently, and offers a distinctive aesthetic unavailable from any other material.

Lifespan50+ years
Typical cost$16,000–$22,000
Wind ratingUp to 150mph
Weight~1,100 lbs / sq

Lightweight Tile

For Weight-Restricted Structures

Not all roof structures can support standard tile weight. Lightweight concrete and composite tile systems offer the same look and wind resistance of traditional tile at roughly half the weight — ideal for homes where a structural upgrade would otherwise be required.

Lifespan25–40 years
Typical cost$13,000–$19,000
Wind ratingUp to 130mph

How a Tile Roof
Gets Done Right

Tile roofing is more involved than shingles — the installation sequence matters. Here’s what a proper Florida tile installation looks like.

1

Structural Assessment

Tile is heavy. Before any material is ordered, we assess your roof deck and framing to confirm it can support the selected tile system. If reinforcement is needed, we scope it clearly in your written estimate — no surprises on installation day.

2

Full Tear-Off & Deck Preparation

All existing roofing is removed down to the deck. Any damaged or deteriorated decking is replaced. Florida Building Code does not permit tile-over-tile or tile-over-shingle installations — a full tear-off is required and is the correct approach.

3

FBC-Required Underlayment

Florida Building Code requires a self-adhering (peel-and-stick) underlayment beneath tile in most wind zones — not felt paper. This critical layer provides a watertight seal even if tiles are displaced in a storm. We install the correct underlayment system for your county’s specific wind zone designation.

4

Tile Installation & Fastening

Tiles are installed in the correct pattern from eave to ridge, fastened with corrosion-resistant screws or hurricane straps per FBC requirements. Hip and ridge caps are mortared or mechanically fastened. All flashings around penetrations, valleys, and walls are completed with lead or copper flashing.

5

Permit Inspection & Warranty

PeakShield handles the permit close-out inspection with your city or county building department. Once passed, your 8-Year workmanship warranty is issued alongside the manufacturer’s tile warranty.

Florida requirements

What Florida Homeowners
Need to Know About
Tile Roofing

Tile roofing in Florida has specific requirements that don’t apply anywhere else in the country. Wind zone fastening patterns, underlayment specifications, and structural load requirements all vary by county.

PeakShield’s network installs exclusively in Florida. We know the code requirements for every county we serve — and we document every installation for permit close-out without issues.

Wind Zone Fastening Requirements

Florida is divided into wind zones with different tile fastening requirements. Coastal areas require more fasteners per tile than inland locations. We install to FBC requirements for your specific county — not a generic statewide standard.

Peel-and-Stick Underlayment Is Required

The 2020 Florida Building Code requires a minimum 30-year self-adhering underlayment beneath tile. This replaced the older felt paper standard. If a contractor quotes you felt paper under tile, walk away — it won’t pass inspection.

Permits Required — We Handle Them

Every tile installation in Florida requires a permit. PeakShield files all paperwork and coordinates the final inspection. Unpermitted tile work can prevent home sales and void warranties.

HOA communities

Repair Individual Tiles
or Replace the System?

Tile roofs can often be partially repaired rather than fully replaced — but the condition of the underlayment is usually the deciding factor.

Repair is likely right if…

Only a few tiles are cracked or broken
The underlayment is less than 15 years old
No active leaks or water intrusion
Matching replacement tiles are available
Deck structure is sound throughout

Replacement makes more sense if…

Underlayment is 20+ years old or failing
Multiple active leaks despite tile repairs
Widespread tile cracking across multiple areas
Original felt paper underlayment still in place
Roof approaching or past its expected lifespan

Common questions

Tile Roofing Florida FAQs

How long do tile roofs last in Florida?
Concrete tile roofs typically last 25 to 50 years in Florida, while clay tile can last 50 years or more with proper maintenance. Both materials are exceptionally durable in Florida’s climate when installed correctly over the right underlayment system.
What is the cost of a tile roof in Florida?
Tile roof installation in Florida typically ranges from $12,000 to $22,000 for a standard residential home, depending on roof size, tile type, and complexity. Clay tile costs more than concrete but lasts longer. PeakShield provides a free written estimate before any work begins.
Does tile roofing meet Florida Building Code wind requirements?
Yes. Florida Building Code requires tile roofs to meet specific wind uplift resistance standards for each county’s wind zone. PeakShield installs all tile systems to meet or exceed FBC requirements for your specific location, including high-velocity hurricane zones.
Can I get my tile roof approved by my HOA?
Yes. PeakShield has helped hundreds of Florida HOA homeowners select tile profiles and colors that meet their community’s requirements. We’re familiar with the approval processes for most major Florida HOAs and can provide samples, documentation, and color matching support.
Can individual broken tiles be repaired without replacing the whole roof?
Yes. Individual cracked or broken tiles can typically be replaced without a full roof replacement, provided the underlying deck and underlayment are in good condition. PeakShield carries a wide inventory of common Florida tile profiles for fast matching and repair.
What underlayment is required under tile in Florida?
Florida Building Code requires a minimum 30-year self-adhering underlayment (peel-and-stick) beneath tile roofs in most wind zones, replacing the older felt paper standard. PeakShield installs the correct underlayment system for your county’s wind zone requirements.
