Three Flat Roof Systems
for Every Florida Property

We install all three major low-slope membrane systems used on Florida buildings. Your inspector will recommend the right one based on your building type, pitch, and budget.

TPO Membrane

Most Popular in Florida

Thermoplastic Polyolefin (TPO) is the dominant flat roofing system in Florida for good reason — its white reflective surface deflects Florida’s intense solar radiation, reducing cooling costs significantly. Seams are heat-welded to create a continuous watertight bond stronger than the membrane itself.

Lifespan20–30 years
Typical cost$8,000–$14,000
Energy savingsUp to 30%

EPDM Membrane

Proven & Cost-Effective

Ethylene Propylene Diene Monomer (EPDM) is a synthetic rubber membrane with a long track record in Florida commercial roofing. Highly resistant to UV, ozone, and extreme temperatures. Available in black or white (white for Florida’s heat) and can be installed fully adhered, mechanically attached, or ballasted.

Lifespan20–30 years
Typical cost$7,000–$12,000

Modified Bitumen

Best Foot Traffic Tolerance

Modified bitumen is an asphalt-based system reinforced with polyester or fiberglass that offers excellent durability and the best tolerance for foot traffic of any flat roofing system. Popular for properties where rooftop equipment access is routine. Available in torch-applied, cold-applied, or self-adhering formats.

Who we serve

Flat Roofing for Every
Florida Property Type

From a single-family home with a flat roof section to a multi-building commercial campus, we handle it.

Residential Flat Roofs

Many Florida homes — particularly mid-century modern and contemporary designs — have fully or partially flat roof sections. We treat residential flat roofs with the same materials and standards as commercial installations.

The Two Things That
Make or Break a Florida Flat Roof

Florida averages 54 inches of rain per year — much of it falling in intense, concentrated bursts during afternoon thunderstorms. A flat roof that can’t drain fast enough will fail, regardless of how good the membrane is.

Drainage Design Matters More Than Material

Every flat roof we install or replace includes a drainage assessment. We evaluate drain placement, scupper sizing, and roof slope to ensure water evacuates quickly after Florida’s heavy rains. If ponding water is a problem on your existing roof, we reposition or add drains as part of the scope.

Seam Integrity Is Everything

Flat roof leaks almost always start at seams and flashings — not in the field of the membrane. Our installation process gives seams and penetration flashings more attention and inspection time than any other part of the job, because that’s where failures happen.

UV Degradation Accelerates in Florida

Florida receives more solar radiation than any other continental US state. Flat roofs absorb direct sun all day with no pitch to provide shade. White TPO membranes significantly outperform dark surfaces in Florida’s climate by reflecting rather than absorbing solar energy.

Annual maintenance programs

Protect Your Investment with a Maintenance Plan

Flat roofs last significantly longer with regular professional maintenance. PeakShield offers annual and semi-annual maintenance programs for commercial and residential flat roof customers across Florida.

How We Install
a Flat Roof in Florida

Every flat roof installation follows the same disciplined process — whether it’s a 1,200 sq ft residential flat or a 50,000 sq ft commercial roof.

1

Free Inspection & Drainage Assessment

We inspect the existing roof structure, measure slope, evaluate drain placement, and assess the condition of the deck. You receive a written scope and estimate covering the membrane system, any deck repairs, and all drainage work before we begin.

2

Tear-Off & Deck Preparation

All existing membrane material is removed. The deck is inspected for moisture damage, rot, or structural issues. Any damaged areas are replaced with matching deck material before the new system goes on — compromised decking voids membrane warranties.

3

Insulation & Cover Board

For commercial applications, rigid insulation is installed over the deck to meet Florida energy code requirements. A cover board protects the insulation and provides a stable substrate for the membrane. This layer significantly improves the system’s thermal performance.

4

Membrane Installation & Seaming

The selected membrane is installed across the full roof surface. For TPO, seams are heat-welded with an automatic seaming machine creating a bond stronger than the membrane itself. All penetrations, edges, drains, and walls receive detailed flashing and termination work — this is where most flat roof failures originate.

5

Final Inspection & 8-Year Warranty

We perform a complete post-installation inspection including seam probing and visual review of every flashing detail. The permit close-out inspection is coordinated with your local building department. Your 8-Year PeakShield workmanship warranty is issued at completion.

Common questions

Flat & Commercial Roofing FAQs

What is the best flat roofing system for Florida?
TPO (Thermoplastic Polyolefin) is the most popular flat roofing system in Florida due to its heat reflectivity, weld-seamed watertight joints, and strong performance in high-heat environments. EPDM is also reliable and cost-effective. The best system depends on your building type, roof size, and budget. PeakShield recommends the right system during your free inspection.
How long do flat roofs last in Florida?
With proper installation and maintenance, flat roofing systems in Florida typically last 15 to 30 years. TPO and EPDM membranes generally last 20–30 years. Modified bitumen systems last 15–25 years. Annual inspections and minor maintenance significantly extend flat roof lifespan in Florida’s climate.
Do flat roofs drain properly in Florida’s heavy rain?
Yes, when properly designed and installed. Flat roofs are not truly flat — they have a slight pitch (typically 1/4 inch per foot) to direct water toward drains or scuppers. PeakShield evaluates drainage as part of every flat roof inspection and can add or reposition drains to prevent ponding water, which is the primary cause of flat roof failure in Florida.
Can I walk on a flat roof in Florida?
TPO and EPDM membranes can withstand occasional foot traffic for maintenance purposes. Modified bitumen is generally more foot-traffic tolerant. However, regular foot traffic or heavy equipment should use walkway pads to protect the membrane. PeakShield can install walkway systems as part of any flat roof installation.
Does Florida require permits for commercial roofing?
Yes. Commercial roofing in Florida requires permits and inspections from the local building department. PeakShield handles all permitting and inspection coordination for every commercial and flat roof project we install. We ensure all work meets Florida Building Code requirements for your specific county and building type.
What maintenance does a flat roof need in Florida?
Florida flat roofs should be inspected twice a year — before and after hurricane season — and after any major storm. Key maintenance tasks include clearing drains and scuppers of debris, checking seams and flashings for separation, and addressing any ponding water. PeakShield offers annual maintenance programs for commercial and residential flat roof customers.
