We inspect the existing roof structure, measure slope, evaluate drain placement, and assess the condition of the deck. You receive a written scope and estimate covering the membrane system, any deck repairs, and all drainage work before we begin.
All existing membrane material is removed. The deck is inspected for moisture damage, rot, or structural issues. Any damaged areas are replaced with matching deck material before the new system goes on — compromised decking voids membrane warranties.
For commercial applications, rigid insulation is installed over the deck to meet Florida energy code requirements. A cover board protects the insulation and provides a stable substrate for the membrane. This layer significantly improves the system’s thermal performance.
The selected membrane is installed across the full roof surface. For TPO, seams are heat-welded with an automatic seaming machine creating a bond stronger than the membrane itself. All penetrations, edges, drains, and walls receive detailed flashing and termination work — this is where most flat roof failures originate.
